Property valuation services are provided by a separate legal entity, G&P Lazarou Property Valuation LLC, in accordance with Clause 11 below.
2.1 Accessing the Website, browsing it, submitting information through its online forms and using its content in any manner constitute full and unreserved acceptance of these Terms of Use and Disclaimer (the “Terms”).
2.2 If you do not agree with any part of these Terms, you must stop using the Website immediately.
2.3 The Company may amend these Terms at any time without prior individual notice. Any amendment takes effect when the revised version is published on the Website. The date of last update appears at the beginning of this document.
2.4 Continued use of the Website after amended Terms have been published constitutes acceptance of those amendments. You are advised to review this page periodically.
In these Terms, the following expressions have the meanings set out below:
4.1 These Terms govern the use of the Website only. They do not replace or vary any separate written agreement between you and the Company, such as a sales or letting instruction, a buyer mandate, a viewing agreement or a valuation instruction.
4.2 Where these Terms conflict with a separate signed agreement relating to a specific transaction, the signed agreement prevails in respect of its subject matter.
4.3 These Terms must be read together with the Company’s Privacy Policy and Cookie Policy, which form an integral part of the framework governing use of the Website.
5.1 The Website is made available for personal, non-commercial use, for the purpose of obtaining information about properties and the Company’s services.
5.2 The following are expressly prohibited without the Company’s prior written consent:

6.1 Listings published on the Website are provided for information and description purposes only.
6.2 No Listing, and no element of a Listing, constitutes an offer capable of acceptance, a binding commitment, a warranty of availability or an undertaking to transact on the terms displayed.
6.3 Availability, price, terms of sale or letting and other characteristics of a property may change or be withdrawn at any time, without notice and without the Website being updated at the same moment.
6.4 A property shown as available may already have been sold, let, reserved or withdrawn from the market at the time you view the Website.
6.5 Only terms set out in a written contract duly signed by all contracting parties are binding.
7.1 A substantial part of the information shown in Listings originates from Information Providers, namely owners, developers, principals or third-party partners.
7.2 The Company makes every reasonable effort to ensure that information is accurate and up to date, but gives no warranty as to the accuracy, completeness or continuing validity of information originating from third parties.
7.3 By way of example and without limitation, the following require independent verification by the interested party and its own advisers:
7.4 You must carry out your own due diligence through a qualified lawyer, a licensed civil engineer or quantity surveyor, a registered valuer and the competent public authorities before taking any decision or entering into any commitment.
7.5 The Company accepts no liability for inaccuracies, omissions or changes in information supplied by Information Providers and reproduced by the Company in good faith.
8.1 Prices shown on the Website are indicative, are expressed in euro (EUR) and may change without notice.
8.2 Unless expressly stated otherwise, prices shown exclude Value Added Tax, transfer fees, stamp duty, capital gains tax, legal fees, bank charges, insurance premiums, common expenses and any other charge.
8.3 The rate of VAT applicable to a transaction, and whether any reduced rate applies, depend on the specific characteristics of the property and of the purchaser and are determined solely by the competent tax authorities. The Company does not provide tax advice.
8.4 Typographical errors, data-entry errors or technical faults resulting in an incorrect price being displayed do not bind the Company or the owner of the property.
9.1 Photographs, videos, aerial footage, virtual tours, floor plans and three-dimensional visualisations are provided for general presentation purposes.
9.2 Visualisations of properties under construction or under design are artistic impressions and may differ materially from the completed result.
9.3 Floor plans and diagrams are not to scale unless expressly stated and do not replace approved architectural drawings or survey plans issued by the Department of Lands and Surveys.
9.4 Furniture, equipment, decorative items and planting shown in any image are not included in the sale or letting unless expressly stated in writing in the contract.
10.1 The Website may offer search functions that use artificial intelligence technologies to interpret natural-language queries.
10.2 Results produced by these functions are generated automatically, are supplementary in nature and may be incomplete, inaccurate or out of date.
10.3 Automated search results do not constitute a recommendation, an assessment, a valuation or professional advice, and are not a substitute for speaking with one of the Company’s consultants.
11.1 The property valuation services presented on this website are provided and invoiced by the registered business name "G&P Lazarou Property Valuation" (registration no. EE63361α), owned by Andria Archontidou, a valuer registered with ETEK, in cooperation with G&P Lazarou Estate Agents Ltd. The valuation agreement is entered into directly between the client and the provider of the valuation services.
11.2 Valuations are prepared and signed by a registered valuer who is a member of the Cyprus Scientific and Technical Chamber (ETEK), in accordance with the European Valuation Standards (EVS 2025) issued by TEGoVA and the regulatory framework of ETEK.
11.3 No information, price indication or automated calculation appearing on the Website constitutes a valuation report, and none may be used for banking, tax, accounting, judicial or any other official purpose.
11.4 A valuation report takes effect only where it is issued in writing, bears the signature of the registered valuer, and is used for the purpose, by the addressee and within the period of validity expressly stated in it.
12.1 Participation in online auctions organised or advertised through the Website is governed by separate auction terms, which the interested party must accept before registering.
12.2 Where these Terms conflict with the auction terms, the auction terms prevail in respect of the auction process.
12.3 Information relating to properties offered at auction is subject to the limitations set out in Clauses 6 and 7 of these Terms.
13.1 The Content of the Website, including articles, guides, market analyses, blog posts and informational material, is of a general informational nature only.
13.2 The Content does not constitute, and must not be relied upon as, legal, tax, accounting, financial, investment, technical or planning advice, nor as a recommendation to enter into or refrain from any transaction.
13.3 References to returns, trends or market prospects are based on historical data and estimates. Past performance is not an indication of future results, and every property investment carries risk, including the risk of capital loss.
13.4 Before taking any decision, you should obtain tailored advice from an independent and appropriately licensed professional.
14.1 The design, structure, source code, graphics, logo, trade names, original texts, databases and other material created by or for the Company are protected by copyright, trade mark and related rights legislation.
14.2 Certain material appearing on the Website, in particular photographs, videos, floor plans and property descriptions, belongs to Information Providers or other third parties and is used by the Company under a licence granted to it for the purpose of marketing the relevant property. The Company asserts no claim of ownership over that material.
14.3 Copying, reproducing, modifying, distributing, transmitting, publicly performing or otherwise using material from the Website, in whole or in part, without the prior written permission of the rights holder is prohibited.
14.4 Temporary storage or printing of individual pages is permitted solely for personal, non-commercial use, provided that all rights notices remain intact.
14.5 If you believe that material published on the Website infringes your rights, please contact us without delay at info@gplazarou.com, identifying the material concerned and the basis of your claim. The Company examines every such notice without undue delay.
15.1 Where you submit material to the Company, such as photographs, videos, plans, texts or property particulars, you represent and warrant that you hold all rights and authorisations necessary for its submission and use.
15.2 By submitting material, you grant the Company a non-exclusive, worldwide, royalty-free licence to use, reproduce, adapt and display that material for the purposes of marketing the property and providing its services, across its own channels and partner platforms.
15.3 You are liable to the Company for any loss arising from a third-party claim relating to material you have submitted.
15.4 The Company may decline, amend or withdraw material that does not meet its quality, legal or ethical standards.
16.1 The Website contains links to third-party websites and embedded third-party services, including maps, video players, messaging applications, analytics tools and customer relationship management platforms.
16.2 Those services operate under the responsibility of their respective providers and are governed by their own terms of use and privacy policies.
16.3 The Company does not control and does not warrant the content, availability, security or data processing practices of third-party websites and services, and accepts no liability for them.
16.4 The presence of a link does not imply endorsement, association or recommendation by the Company.

18.4 The limitation of liability in this Clause relates to use of the Website and does not limit the Company’s professional obligations arising under a separate written services agreement or under the regulatory framework governing the practice of estate agency.
You shall indemnify the Company against any loss, cost or expense, including reasonable legal fees, incurred by the Company as a result of your breach of these Terms, of applicable law or of the rights of third parties.
20.1 The processing of personal data is governed by Regulation (EU) 2016/679 (General Data Protection Regulation) and Cypriot implementing legislation, as set out in the Company’s Privacy Policy.
20.2 The use of cookies and similar technologies is described in the Cookie Policy.

20.4 You have the right to lodge a complaint with the Office of the Commissioner for Personal Data Protection of the Republic of Cyprus.
21.1 The Company is subject to Cypriot and European Union legislation on the prevention and suppression of money laundering and terrorist financing.
21.2 Before establishing a business relationship or completing a transaction, the Company is required to identify and verify the identity of the client and, where applicable, the beneficial owner, and to obtain information on the source of funds.
21.3 The Company may decline or terminate an engagement where the required information is not provided or where the regulatory framework referred to above so requires.
21.4 Simply browsing the Website does not trigger any identification requirement.
22.1 The Company takes every complaint seriously. Complaints should be submitted in writing to info@gplazarou.com or by post to the Company’s registered office.
22.2 The Company acknowledges receipt of every complaint and makes every reasonable effort to investigate it and provide a reasoned response within a reasonable period.
22.3 Where a complaint concerns the practice of estate agency and is not resolved, you may refer the matter to the Cyprus Council for the Registration of Estate Agents.
22.4 Where a complaint concerns a valuation report, you may refer the matter to the Cyprus Scientific and Technical Chamber (ETEK).
22.5 Users acting as consumers retain the rights afforded to them by consumer protection legislation, including recourse to the competent alternative dispute resolution bodies.
23.1 These Terms, and any dispute arising out of or in connection with them, including non-contractual claims, are governed by the law of the Republic of Cyprus.
23.2 The courts of the Republic of Cyprus have exclusive jurisdiction to determine any such dispute.
23.3 The exclusive jurisdiction clause above does not deprive a User acting as a consumer of the protection afforded by the mandatory provisions of the law of their country of habitual residence.
24.1 These Terms are available in Greek and in English. Both versions have been drafted as self-standing and legally equivalent texts.
24.2 In the event of divergence, conflict or doubt as to interpretation, the Greek version prevails.
25.1 Severability. If any provision of these Terms is held to be invalid, unlawful or unenforceable, that provision shall be deemed severed to the minimum extent necessary and shall not affect the validity and enforceability of the remaining provisions.
25.2 No waiver. Failure or delay by the Company in exercising any right does not constitute a waiver of that right.
25.3 Entire agreement. These Terms, together with the Privacy Policy and the Cookie Policy, constitute the entire agreement between you and the Company as to use of the Website.
25.4 Third-party rights. A person who is not a party to these Terms has no right to enforce any of their provisions.
