How much is your property worth today? An online listing or a neighbour’s recent sale may give you a starting point, but neither tells the full story of your property. Its condition, location, legal and planning details, and the purpose for which you need a value all matter.
A professional property valuation gives you an informed opinion of value at a specific date. It can help you make a decision with clearer evidence, whether you are preparing to sell, considering a purchase, arranging finance or managing a property matter with other interested parties.
What does a property valuation involve?
The process begins with a clear question: what is the valuation for? The valuer then reviews the available property documents, examines the property and assesses relevant market evidence. Depending on the type of asset, the analysis may consider comparable transactions, potential rental income, development possibilities or other appropriate factors.
For a home, details such as its size, condition, layout and location can affect the assessment. For a plot, access, planning zone and permitted development may be especially relevant. Two properties that look similar in photographs can therefore have different values.
The resulting report explains the value assessed and the basis for that conclusion. It is more than an asking price or an informal estimate.
When might you need a valuation?
Before selling a property. A valuation can help an owner understand the property’s position in the current market before deciding on an asking price. The asking price remains a marketing decision; the valuation provides evidence to inform it.
Before buying. If you are considering a purchase, an independent assessment can help you evaluate the proposed price and understand characteristics that may affect value. It is particularly useful when the property is unusual or there are few obvious comparisons.
For a loan or refinancing. A lender may require a valuation when assessing property offered as security. If you need a report for a bank, confirm its requirements before instructing a valuer.
For inheritance, shared ownership or a dispute. When several people have an interest in a property, a documented opinion of value can provide a common starting point for discussions. The required scope may differ depending on the circumstances and the advice of the professionals involved.
For an investment or development decision. An investor may need to understand the value of an income-producing property, while a developer may need an assessment of land and its development potential. The appropriate approach depends on the asset and the decision being made.
Is the Land Registry’s general valuation enough?
The general valuation shown by the Cyprus Department of Lands and Surveys serves a different purpose. It is used as a basis for taxation and fees and should not be treated as a current, property-specific valuation for a purchase, sale, loan or investment decision.
If you need to know what your property may be worth for a particular decision, explain that purpose when requesting a professional valuation. This helps the valuer determine the right scope and report.
What should you prepare?
Start with the documents you have, such as the title deed, cadastral plan, permits and architectural plans. Let the valuer know about extensions, renovations, leases or other circumstances that may be relevant. If something is missing, ask which documents are needed for your specific case.
A useful valuation answers a defined question at a defined point in time. Before commissioning one, be clear about who will use the report and why.
