Should I keep renting or take out a mortgage? It's one of the questions I hear most often. In Nicosia, rents have risen significantly in recent years, so the rent vs mortgage question has become more pressing than ever. But the answer isn't just a matter of simple maths. It's about your long-term financial plan.

The Numbers Behind the Decision

Let's be realistic. Renting gives you flexibility. You can move more easily, and you don't carry the responsibility for major repairs. But from a financial point of view, rent pays for your housing this month and builds nothing for your future.

In the capital, the monthly rent on a good apartment can be close to what a typical mortgage repayment would be for a similar property. That's where the key difference lies. When you rent, you've covered this month's housing. When you pay a mortgage, part of every payment goes towards owning an asset.

Of course, owning also comes with costs. Mortgage interest, maintenance, insurance, common expenses and the costs of buying all need to be included in your calculations. My Verdict
