1. Your First Home is a Financial Tool, Not a Luxury

First, do not immediately chase a brand-new apartment with a pool or gym. Instead, your primary goals should be:

  • Stopping rent payments (currently €700–€1,100/month in Nicosia).

  • Building personal equity through loan repayment and rising property values.

  • Securing a stable monthly cost instead of facing constantly increasing rent.

In Nicosia today, the ideal choices are 70–95 sq.m. apartments. Specifically, look for 15–35-year-old properties on the 1st to 3rd floors in areas like Strovolos, Engomi, Aglantzia, Lakatamia, Latsia, Geri, or Dali. The average price usually ranges from €190,000 to €240,000.

2. Budgeting When Buying Your First Apartment in Cyprus

As a strict rule, do not exceed 3.5 to 4 times your annual net family income. For example, if a couple earns €25,000 + €20,000 = €45,000 net annually, your maximum purchase price should be €160,000–€180,000 for comfortable living.

If you borrow more than this, your loan installment, communal fees, and other expenses could reach 40–50% of your income. Consequently, this is extremely dangerous.

3. The 20-30% Down Payment is the Golden Key

Currently, banks usually finance 70–80% for a first home. With a 25% down payment (e.g., €50,000 on a €200,000 property), your monthly installment remains logical. However, with a smaller down payment (10–15%), your installment increases by 20–30%. Thus, you become highly vulnerable to interest rate changes.

4. Mortgage: Fixed or Variable Rate?

  • 2026 Interest Rates: Average around 3.0–4.5%.

  • Fixed Rate (3–10 years): Usually 3.2–4.0%. This provides a highly predictable installment and is ideal for stable incomes.

  • Variable Rate: Initially 3.8–4.5%. It might seem cheaper now, but it carries a huge risk of future increases.

Expert Advice: I strongly recommend choosing a fixed rate for 5–10 years if you want absolute peace of mind. For a €150,000 25-year loan, your installment will be roughly €680–€780/month.

When buying your first apartment in Cyprus, always budget for extra expenses. For a €200,000 resale property:

  • Transfer Fees (with a 50% discount for a first home): ~€4,000–€7,000

  • Other Expenses (registration, legal fees): €1,500–€3,000

  • Initial Renovations: €10,000–€25,000 (especially for energy upgrades)

  • Furniture & Moving: €8,000–€15,000

Therefore, your total extra cash needed is €25,000–€50,000. Ultimately, you need €225,000–€250,000 in total capital.

6. Always Check Communal Fees First

In Nicosia apartment buildings, communal fees range from €40 to €120/month. Always ask about current debts, the history of increases, and exactly what is included. High communal fees significantly reduce your net yield if you decide to rent the property out later.

7. Resale vs. New: Finding True Value

  • Resale (1980–2005): These offer lower transfer fees, larger rooms, and much better central locations. A €15,000–€30,000 renovation easily adds 40–60% to the final value.

  • New Build: These benefit from 5% VAT (for first homes up to 130 sq.m.) instead of transfer fees. However, the initial purchase price is 20–40% higher.

In 2026, resale properties definitely offer much better value in Nicosia.

8. Renting vs. Buying Long-Term

Compare the numbers carefully. Paying €800/month in rent equals €9,600/year wasted. Conversely, a €750 loan installment plus €200 in fees equals €950/month. However, after 5–7 years, that loan builds solid equity.

9. Long-Term Financial Tips

  • Keep an emergency savings fund covering 3–6 months of expenses. Do not empty your bank account completely!

  • Choose Energy Class B or better to ensure much lower electricity bills.

  • Look for green loans or interest rate subsidies.

10. Final Checks Before Signing

Finally, before you sign anything, always check the title deeds, planning permissions, and outstanding communal debts. Furthermore, simulate all your costs (installment + fees + electricity + maintenance) to ensure they do not exceed 35–40% of your income.
