Should You Buy a Renovated Property or Renovate It Yourself?

A couple we worked with recently had narrowed their search down to two apartments in Aglantzia. The first was freshly renovated, with a new kitchen, new floors and everything ready to move into. The second, a few streets away, still had its original 1980s bathroom and was priced noticeably lower. On paper the cheaper one looked like the smarter buy. In practice, the answer depended on things the asking price didn't show.

It's one of the most common dilemmas buyers face, and there's no single right answer. There is, however, a right answer for you.

What you're really paying for in a renovated property

With a renovated home you are buying convenience. You know roughly what you're getting, you can move in straight away and you don't have to manage contractors. If you're relocating, working long hours or simply don't want the stress, that is worth a lot.

You are also paying for someone else's choices and someone else's profit margin. The kitchen may not be the one you would have picked, and the price will usually reflect the work done plus a premium on top.

The part of a renovation you can't see

A fresh coat of paint photographs beautifully. It also hides a lot. Before you fall for a renovated property, find out how deep the work actually went:

  • Were the electrics and plumbing replaced, or just the visible fittings?
  • Was the roof or veranda waterproofed?
  • Is there any sign of damp behind new finishes?

Ask what was done, who did it, and whether there are invoices or guarantees.

Also check that any changes were legal. Removed walls, enclosed verandas and added rooms need the right permits in Cyprus. Unapproved changes can cause problems with the title deed, with a bank loan, or when you come to sell.

The appeal of renovating yourself

Buying an older property gives you control. You choose the layout, the materials and the level of finish. You often buy at a lower price, and a well-planned renovation can add real value. For buyers with a clear vision and some patience, it can be very rewarding.

And the reality

Renovations almost always take longer and cost more than planned. Good contractors are often booked up, materials get delayed and problems appear once the walls are open. If you're paying rent somewhere else while the work is done, that cost adds up quickly.

Financing is another point to check early. Talk to your bank before you buy about how the renovation itself can be funded. Don't assume it will be covered by the same loan.

So which one suits you?

A renovated property usually makes more sense if:

  • You need to move in soon.
  • You have no time to oversee works.
  • You'd rather pay a known price than risk an open-ended budget.

Renovating yourself usually makes more sense if:

  • You have time, a realistic budget with room for surprises, and a clear idea of what you want.
  • You're prepared to manage the process.

Before you decide

Whichever way you lean, do three things before making an offer:

  1. Have a civil engineer or a qualified professional inspect the property.
  2. If you plan to renovate, get a contractor's estimate before you agree on a price, not after.
  3. Consider an independent valuation, so you know whether the price makes sense in either case.
