A bank officer relocating to Nicosia usually has a short list, a tight schedule and one or two free evenings for viewings. If your apartment doesn't make that list, the reason is rarely the rent alone. More often it's the details: a slow internet connection, no covered parking, a bedroom without air conditioning, or a landlord who takes three days to answer a message.

Professional tenants are some of the best tenants you can have. They tend to pay on time, look after the property and stay longer when they're happy. But they compare carefully, and they know what they want.

Location comes first, but not the way you might think

For most professionals, a good area means a short, predictable commute. An apartment in Engomi or Strovolos that gets someone to the office in fifteen minutes will often beat a nicer one across town.   • Good lighting and enough storage.

Furnished or unfurnished?

It depends on who you are aiming at. People on short or medium-term assignments usually want to move in with a suitcase. Families relocating for several years often prefer to bring their own things. If you furnish, keep it neutral and good quality. A tired sofa and mismatched chairs do more harm than an empty room.

Condition says a lot about the landlord

A tenant viewing your property is also judging you. Fresh paint, working appliances, clean bathrooms and no dripping taps send a clear message: problems here get fixed. Energy efficiency is getting more attention too, since summer electricity bills are a real cost for tenants.

The building matters as well. Tidy common areas, a working entry system and clear, fair common expenses all count.

Paperwork and professionalism

Professionals, and the companies that sometimes rent on their behalf, expect things to be done properly. That means:

  • A clear written tenancy agreement.
  • A documented inventory with photos.
  • A transparent arrangement for the deposit and bills.

Some employers have their own requirements before approving a rental, so it pays to have everything in order before you list.

Once the contract is signed, responsiveness is what keeps a good tenant. Answer messages, arrange repairs quickly and give notice before visiting. It sounds obvious, but it's one of the main reasons tenants renew.

Price it right from the start

An overpriced apartment sits empty, and every empty month costs you more than a small rent reduction would have. Look at what comparable properties in the area actually let for, not what they're advertised at.
